
The Ranch — a container home is a real house, and grants and lenders look at it the same way.
Two questions come up on nearly every call. Can I get the first home owner grant for a container home, and will a bank lend on one? For both, the key is what the building is classed as and whether it’s approved as a home, not the fact that it’s made from steel containers.
This page covers what the state grant schemes say and how the building class affects things. It also covers the finance routes we see buyers use. It’s general information only, so check your own situation with the revenue office in your state and with your lender or broker.
Why the building class matters
The National Construction Code sorts buildings into classes. According to the ABCB building classifications, a house is Class 1a, while a non-habitable shed or garage is Class 10a. A container home that’s approved and certified as a dwelling is Class 1a, just like any other house.
The grant schemes follow the same logic:
- Queensland says the final inspection certificate shows that the home is approved as a class 1a dwelling. Owner-builder homes must also be class 1a.
- NSW describes an eligible home as a self-contained fixed dwelling that meets local planning standards.

First home owner grants by state
Each scheme sets its own amounts and conditions and they change over time, so always check the official page before you sign.
- New South Wales: Revenue NSW offers $10,000 for new or substantially renovated homes, but not established homes. The caps are $600,000 for a purchase, or $750,000 for land plus a comprehensive building contract or an owner-builder project. You must move in within 12 months and live there for 12 continuous months.
- Queensland: the QRO offers $30,000 for contracts signed on or after 20 November 2023, for homes valued under $750,000 including land. Eligible transactions include a home moved from one site to another, including kit and modular homes, and a granny flat or tiny home on a relative’s land.
- Victoria: the SRO offers $10,000 for new homes valued up to $750,000.
- South Australia: RevenueSA offers up to $15,000 for a new home used as your principal place of residence. There’s no value cap for contracts signed on or after 6 June 2024.
- Western Australia: the WA Government offers $10,000, or the amount paid to buy or build the home if that’s less.
- Tasmania: the SRO Tasmania offers $20,000 for transactions starting between 1 July 2026 and 30 June 2027. It states that a new home includes kit homes. You must move in within 12 months and live there for 6 months.
- ACT: there’s no first home owner grant. The ACT Revenue Office runs the Home Buyer Concession Scheme instead, which reduces or removes stamp duty.
- Northern Territory: the HomeGrown Territory grant is $50,000 for a new home, including owner-builders, for contracts from 1 October 2024 to 30 September 2027.

Home loans and construction loans
Lenders assess a container home on its approvals, its building contract and the land it sits on. Before you talk to a lender, have your plans, engineering, quote and council pathway sorted. Two things help your application:
- A clear build program. Most homes are fabricated within 3 weeks of order in our Lismore factory, and licensed builders around Australia handle groundwork and installation.
- A clear scope. We can build to any stage, from the container steelwork only through to a finished home. Your lender will want to know exactly what’s included.

The ACT has no first home owner grant. It offers the Home Buyer Concession Scheme, which reduces or removes stamp duty for eligible buyers.
