The Cronulla — eight 20ft and three 40ft modules joined into a two storey family home in Sydney.
A modular home is built as modules in a factory, trucked to site and joined into one house. We’ve been doing exactly that with steel shipping containers: our shipping container homes come out of our own factory at 39 Habib Drive, South Lismore. Every module is cut, insulated, wired, plumbed and fitted out here, so your block sees a crane, a short connection job and a finished home — not months of framing in the weather.
If you’re comparing modular homes in Australia, here’s our current modular range, what a 2 bedroom modular home looks like with us, and how a job runs from first call to handover.
Our modular home range
Every design below is a starting point. We run a full-time drafting firm, so any layout can be changed to suit your block, your budget and how you live.
2 bedroom modular homes
The Lennox — 2 bed, 2 × 40ft
Two 40ft containers with a large covered deck, 2 bedrooms and 1 bathroom. Inside, it’s upgraded with black powder-coated walls and a timber feature wall. Our roofing system spans 8 m without centre support, so you get a big covered deck and carport area with minimal onsite work. It’s fully insulated and finished once installed — no painting, no plastering.

The Lennox — 2 bed, 1 bath, covered deck.
The Blue Tongue — double width, 2 bed
A double-width home from two 40ft containers: 2 bedrooms, 2 bathrooms, about 58 m². It’s designed for remote blocks, with minimal onsite work to install. The spec includes reinforced window and door cut-outs, full welds on external openings, 50 mm EPS wall and ceiling insulation and our 150 mm EPS trim-deck roofing system. We can build to any cyclone rating up to C4, engineered to suit your site and your certifier’s requirements.

Bigger modular family homes
- The Executive — four 20ft high cube containers with a rooftop tiled terrace and undercover car parking. The whole build happens in our factory, then the modules come together on site.
- The Mullumbimbi — 3 bed, 1 bath, made from three 20ft containers with a conventionally built section in between, high ceilings and a loft above the container ceilings.
- The Cronulla — eight 20ft and three 40ft containers, two storeys, 3 bedrooms and 4 bathrooms plus an office in the garage wing. The containers were fully completed in our factory, and it took six weeks from the containers arriving on site to completion, landscaping included.
- Hinterland — seven 40ft containers laid out for about 450 m² of living, 7 bedrooms and 3 bathrooms. From $490,000 excluding GST.

The Executive — four 20ft high cube modules, rooftop terrace.
Want to start smaller? A single module from our granny flats range can sit beside the main house now and be joined to later.
Why build modular with containers
- Strong from day one. A container floor is extremely strong, so in most cases simple steel posts (footings) are all you need. No slab.
- Built in the dry. Insulation, electrical, wet areas and joinery are done in Lismore before the truck leaves.
- Cyclone rated. We can build to any cyclone rating up to C4, engineered to suit your site and your certifier’s requirements.
- Your choice of steel. Recycled A-grade or brand new containers.
- Australian owned and operated. Designed and built in Lismore with components from Australian suppliers.

How a modular home job runs
- First call. Bedrooms, block location, access photos, grid or off-grid, and whether it’s a main home or a secondary dwelling.
- Design and drafting. Our drafting team gets your layout on paper for a firm quote. We offer plans, engineering, soil testing and energy assessment.
- Council. Each council has its own rules. We handle plans, certificates and DA applications — see council approval by state.
- Factory build. In most cases we can fabricate a home within three weeks of order. Bigger custom homes take longer and we’ll give you a program.
- Delivery and install. Delivery is always extra and quoted to your site — by truck, or by rail to your nearest depot on longer runs (we hold a rail licence). Licensed builders around Australia can do the groundwork and install.

Frequently asked questions
What is a modular container home?
It’s a home made from steel shipping container modules that are fitted out in our Lismore factory, then delivered and joined on site. One module makes a cabin; several make a family home like the Cronulla.
Do you build 2 bedroom modular homes?
Yes. The Lennox (2 × 40ft, 2 bed, 1 bath) and the Blue Tongue (double width, 2 bed, 2 bath, about 58 m²) are our two main 2 bedroom modular designs, and both can be customised.
How long does a modular home take to build?
In most cases we can fabricate a home within three weeks of order. Larger custom homes take longer. The Cronulla took six weeks from containers arriving on site to completion, including landscaping.
Do I need a concrete slab?
Usually not. The container floor structure is extremely strong, so simple steel posts (footings) in the ground are normally all that’s required. Your engineer confirms the footing design.
Do you deliver modular homes outside NSW?
Yes, Australia-wide. Delivery is always extra and quoted to your site, by truck or by rail to your nearest depot.
Can I change the layout?
Yes. Any custom layout can be done with any model. Our full-time drafting firm puts your ideas on paper so we can give you a firm quote.
